It is part of Tennessee's Uniform Residential Landlord and Tenant Act, which applies only in the 17 counties that had more than 75,000 people in the 2010 federal census (Tenn. Code Ann. § 66-28-102(a)): Shelby, Davidson, Knox, Hamilton, Rutherford, Williamson, Montgomery, Sumner, Sullivan, Blount, Washington, Wilson, Bradley, Madison, Sevier, Maury and Anderson. In Tennessee's other 78 counties it is not law and the lease decides.

Entry Notice Requirements

TCA 66-28-403 governs landlord entry. For general entry (repairs, inspections, decorations, alterations, improvements, services, or showing to purchasers/mortgagees/workers/contractors), the tenant shall not unreasonably withhold consent (no specific notice period is mandated). Within the final 30 days of lease termination, 24 hours' notice is required for showing the premises to prospective tenants, provided this right of access is set forth in the rental agreement (subsection (e)(5)). Landlord may not abuse right of access or harass tenant.
